1. Subject of the contract
These terms and conditions govern the furnished seasonal rentals offered by Au Petit Madère (Mr Pascal GRIOTTO), located at N°19 Caminho Da Levadinha, 9370-634 Prazeres, Madeira (PT). The rental is seasonal in nature and does not constitute a primary residence.
2. Availability request & booking
- Availability request: the guest submits a request via the contact form, specifying desired dates, cottage and number of guests.
- Confirmation by contract: the owner sends a rental agreement to be signed and returned with a 25% deposit. The booking is confirmed on receipt of the signed contract and deposit.
3. Rates & payment
- 25% deposit by bank transfer on receipt of the signed contract.
- 75% balance paid on arrival in cash, at key handover.
4. Included charges
The rental includes: bed linen, towels, water, electricity, Wi-Fi, French satellite TV (FranceSat HD), and baby equipment on prior request.
5. Arrival & departure
Keys are handed over by the caretaker (Sonia) between 9:30 and 18:00. For arrivals outside these hours, keys are left on the living room coffee table.
6. Security deposit
A security deposit of €150 is required no later than check-in. It is returned at the end of the stay if no damage is noted. €50 will be deducted from the deposit if the property is not returned in a clean state.
7. Tenant obligations
- Use the property peacefully and be responsible for any damage during the rental.
- Return the property in a clean condition.
- Respect the maximum occupancy stated in the contract.
- Avoid any noise likely to disturb neighbours.
- Not sublet or transfer the property, even free of charge.
8. Cancellation
- More than 30 days before arrival: only the deposit (25%) is forfeited.
- Less than 30 days before arrival: the full rental amount remains due.
- Cancellation by the owner: the tenant may seek damages before a court.
9. Insurance
Tenants are advised to take out holiday insurance covering rental risks. The owner can provide cottage insurance documentation on request.
10. Governing law
This contract is governed by French law. In the event of a dispute, an amicable solution will be sought first; failing that, the court of the owner's domicile will have sole jurisdiction.
